Highlights
The Channel South project is a premier mixed-use development located on a four-acre site in Gulfport, MS. Designed to serve as a hospitality and lifestyle destination, the development will integrate residential, hospitality, retail, dining, entertainment, and parking components into a vibrant downtown environment.
The project will feature 2600 Flats, a 136-unit luxury apartment community with resort-style amenities including a pool, fitness center, and community gathering spaces designed for both social interaction and co-working. Hospitality components also include Hotel Holden, a 114-room hotel operating under the Marriott Tribute Portfolio brand, complete with a ballroom, dedicated meeting spaces, and a rooftop bar overlooking the Gulf Coast.
The development will also include Channel Walk, a street-level retail, food, and entertainment destination featuring approximately 17,600 square feet of commercial space designed to enhance walkability and activate the surrounding district. Supporting the overall development will be a 294-space parking garage designed to accommodate apartment residents, hotel guests, downtown visitors, and patrons visiting the retail and entertainment venues. The garage will also incorporate EV charging stations and valet accommodations.
